If you are bringing a dog please contact me before buying and I will send you a revised offer which will include this additional amountIf you don’t have dogs please be reassured that I clean the cottage myself and take extra care to make sure that you will not find any evidence of dogs. COTTAGE FEATURES Fox Howe cottage is a delightful single storey cottage in the village of Thornthwaite, 3 miles from the popular market town of Keswick and Derwentwater. It is one of my three family owned and run cottages In the village. It is located next door to Squirrel cottage (sleeps 2) and is just around the corner from Jasmine cottage (sleeps 4).• Dog friendly• Log burner• Private off road parking beside the cottage (shared with ourselves and our other cottage Squirrel)• Patio (dog secure)• Secure bike storage• WiFi• Central heating COTTAGE LOCATION • Semi rural village location, set back from minor road• At the base of Whinlatter Forest Park• Spectacular views• Walks from the door• On or off road cycling from the door• Thornthwaite Gallery with tea room in the village• Braithwaite village (1 mile) has 3 pubs serving food and a village shop• Bassenthwaite lakeshore a 20 min walk• Keswick and Derwentwater easy to get to (3 miles)• Regular bus service X5 into Keswick (bus stop over the road from the cottage)• Buttermere a short drive over Honister or Newlands mountain passes COTTAGE FACILITIES Entrance from the car park is up 3 steps into the open plan living/kitchen /dining area. The flooring is mainly oak with a tiled section beside the kitchen units. A door from here leads out to the patio.• Kitchen facilities include a gas hob, electric fan oven, slow cooker, microwave, fridge freezer, dishwasher and a washing machine.• The living area has two two seater sofas in front of the log burner. There is a TV, DVD player and digital radio The dining area looks out to the patio• Double room with en-suite shower room• Twin room with en-suite bathroom with shower over bath OUTSIDE To the rear of the cottage is an enclosed (dog secure) flagged patio area looking up to the trees of Whinlatter forest park. There is a table and chairs and a BBQ is available. CHECK IN I live next door to the cottage and will be around to welcome you and give you your key when you arrive (any time from 5pm)During your stay it is always a pleasure to be able to offer offer any help or advice should you request it. TERMS AND CONDITIONS Please contact me before booking if you have any questions about these Payment -payment is in full at the time of booking. Cancellation policy The booking is non refundable or transferable should you have to cancel for any reason. Please note the following two exceptions.1. If I am unable to let the cottage due to a problem with the cottage then you will receive a full refund2. If I am directed by the Government to close the cottage for any reason including during a pandemic then you will receive a full refund Please note that if the Government has placed restrictions on travel from the area where you live (such as a local lockdown during a pandemic) but the cottage remains open you will not receive a refund. Please make sure that you have adequate travel insurance to protect you against this cancellation policy. Pre arrival communication -After you have booked I will request from you an email and mobile contact. This will allow me to complete my booking process, to send detailed directions more easily and to get in touch at short notice regarding your booking should I need to do Pre arrival communication -After you have booked I will request from you an email and so that I can complete my booking process and more easily send detailed directions or contact you should I need to.I will forward detailed directions via email the week before your arrival Occupancy -The number of persons occupying Fox Howe cottage must not exceed 4 people plus 1 infant in a cot Arrival and Departure -Check in is any time from 5pm onwards. Check out is by 9am at the latest Care of the cottage -Fox Howe cottage must be left in a clean and tidy condition at the end of your stay. You are responsible for any breakages or damage to the cottage or it’s contents and may be invoiced for these with the exception of minor breakages e.g. glassware etc.Should you find any faults or have any complaints during your stay please let me know straight away and I will do my best to sort it out. Dogs -A maximum of 2 dogs are welcome and must be declared when booking. There is an extra charge of £20 per dog per stay. All dogs staying must be well behaved and house trained. They must not be allowed on the sofa or the bed and must not be left alone in the cottage. Smoking -no smoking of any type is permitted within the cottage.
